Buying a Property
Your REALTOR® can help you create an offer that they will present to the seller. The seller will either accept, counter, or reject your offer. After your Realtor has successfully negotiated the offer, the property becomes Conditionally Sold (CS). From here, you will get started on waiving the conditions in the offer. This can include conducting a home inspection to identify any costly deficiencies not previously discovered. Sometimes the cost to repair these deficiencies can be negotiated with the seller. Another common condition is Financing. You will need to send the accepted offer to purchase to your mortgage broker or Bank representative so they can finalize your financing. After the conditions have been satisfied/waived, the final step before taking possession in Closing - the signing of various documents to formally register you as the new owner. This typically takes place in a lawyer’s office. Once these steps have been completed, the last remaining step is to take possession on your specified day and begin moving in!
